Analysis of Market Prices for Residential Properties in the Specific Locality

This bachelor´s thesis analysis the market price of estate and the way of financing. For the first, it defines the basic terms from market of real estates, performs the division of this market based on various criteria and deals with real estate financing options. The practical part is summarized in three parts. The first part is an analysis of the real estate market in Ostrava, then the analysis of apartments in selected city districts for selected criteria related to the average price and in the last part, it proposes an example of way of financing real estate.
Methods of Real Estate Valuation in Germany with Focus on Flats

The Master´s thesis is engaged in valuation of property in Germany. Special focus is given to on valuation methods applicable to apartment value estimation. In order to that comparative and capital valuation methods are described in detail within the scope of the thesis. These methods are applied on the example of apartment valuation of an current apartment in Münster in the thesis. Fundamental components of the thesis are an explanation of basic valuation methods, an explanation of basis terms, a method of determination of average rent, a basic legal regulations and a description of an expert´s assessment. Furthermore the thesis describes as well the actual situation on the real estate market in Germany.

The main objective of this diploma thesis is assessment of a sports centre according to a favourableness of adaptation to a different forms of utilization. The particular subject assessed is badminton sports centre located at Úlehlova street in Brno. First of all the current state of the sports centre is described and assessed by using valuation methods. Subsequently various possibilities of adaptation to different forms of utilization are determined according to a popularity of indoor sports, expensiveness, technical feasibility and analysis of a real estate market. Each variant is valued by cost, income and sales comparison approach. Eventually the favourableness of each variant is considered and the most favourable one is chosen

This thesis outlines the aspects of demolition procedures with subsequent usage of the building rubble for recyclation. The goal of this thesis is to illustrate issues of demolitions of bulindings situated on a development land and of determinativ of the total price of such land.

Caunty family of Wilczek in the area of Ostrava from 1714

Annotation: This thesis deals with the activity of the county family of Wilczek in the area of Ostrava. The county family of Wilczek was one of the most important family in Silesia. The first member of this Silesian family moved to Těšín principality in the fourteenth century. Within the following centuries the family purchased many estates and they gained a huge land fund into their possession. In the eighteenth century, coal was found on the estate of Slezská Ostrava and they started to mine. Although nowadays they are rather unknown, their behaviour has influenced many people in the area of Ostrava. Life conditions of colliers were really bad. They had to work almost ten hour per day and they got not enough money for it. This situation leads to many stoppages. Jan Maria Wilczek, the most important member of this family wasn't popular because they didn't take care of their employees. County family of Wilczek purchased their estates until 1945. After the Second World War was all of the belonging nationalize. Nowadays they live in Austria.
Rights to use the land

The subject of this thesis is to complexly discuss the rights to use the land. The purpose of this thesis is particulary to analyse the valid legal regulation of the right to use the land after the Civil Code recodification, but for better ceherence we must also discuss the history and development of the rights to use the land that the actual legislation comes from. Pivotal part of the thesis presents the institute of lease the land and emphyteutic lease, while it is just emphyteutic lease, which plays significant role in presented issue. The thesis also informs about another land-use institutes such as commodatum, precarium and fructus a ususfructus of the land. Last part of the thesis is focused on the special legal regulation which is contained out of the Civil Code. The thesis discusses the managment of the state property and restrictions which are contained in several special acts such as Forestry Act or Act on the Protection of Nature and the Landscape.

Devolution of the decedent's estate to an heir The thesis deals with the current legal regulation of the devolution of the decedent's estate to an heir. It is divided into six parts, which are further divided into chapters and subchapters. In the first part, the thesis deals with the issue of the acquisition of inheritance, in particular the principle of universal succession, the prerequisites for the acquisition of inheritance and disputes over succession right. The second part deals with the reservation as to estate inventory, its purpose and scope, as well as its order and replacement and its payment. The third part deals with the administration of the decedent`s estate, its purpose and scope. It also deals with the persons who administer the decedent`s estate and their rights and obligations. The fourth part of this thesis is devoted to the closure of the decedent`s estate, its purpose and the prerequisites for the closure of the decedent`s estate. Furthermore, the thesis continues with an analysis of the legal regulation of the confirmation and division of the decedent`s estate. In this part, the thesis examines the prerequisites for the confirmation of the acquisition of inheritance, but in particular to the different ways of division of the estate.
